1. Cases of receiving a decoration deposit in Huangshi Leju Property Management Co., Ltd. illegally
On August 29, 2015, Huangshi Leju Property Management Co., Ltd. (hereinafter referred to as Leju Property Company) and Huangshi Jinji Real Estate Development Co., Ltd. signed the preliminary property service contract Leju Property Company provides preliminary property services in the community. After investigation, the construction of the Jinpin School project of Huangshigang District has not reached the completion acceptance criteria, and the completion acceptance filing cannot be completed so far. Leju Property Co., Ltd. did not complete the inspection filing of the community and acquired the owner to decorate the houses that did not meet the delivery conditions, charged the renovation -related costs, and violated Article 45 of the "Hubei Provincial Property Service and Management Regulations".
According to Article 69 of the "Hubei Provincial Property Services and Management Regulations", the Leju Property Company is ordered to rectify immediately, implement preliminary property management in accordance with the law, stop collecting related fees such as the owner's decoration deposit, and shall not charge the property fee of the owner; Its violations are recorded in the credit file of the property service enterprise. At the same time, the clue of the case of violations of the case was transferred to the Huangshi Market Supervision and Administration Bureau for processing.
Second, Hubei Lianhai Food Group Haiyuan Property Management Co., Ltd. illegally collects a decoration deposit case
On October 10, 2019, Hubei Lianhai Food Group Haiyuan Property Management Co., Ltd. (hereinafter referred to as Haiyuan Property Company) and Hubei Lianhai Food Group Haigong Real Estate Co., Ltd. signed the preliminary property service contract of Xianghaiwan Community in Huangshigang District, and the community was completed.
