In May, the sales price index of newly -built commercial housing in Taiyuan fell 4.3%year -on -year and 0.3%from the previous month; second -hand housing fell 5.3%year -on -year, a slight increase of 0.6%month -on -month. Combined with the previous data, the price of Taiyuan's new house has fallen for 10 consecutive months. However, the data reflects one situation: the decline in second -hand housing prices seems to be curb, which is closely related to the continuous stabilization of the property market in May.

The reporter from Shanxi Evening News checked historical data and found that the price of Taiyuan's new houses and second -hand housing is narrowing. In March of this year, the price of the new house in Taiyuan decreased by 0.2%month -on -month and a year -on -year decrease of 2.9%. In April, the price of the new house in Taiyuan decreased by 0.6%month -on -month, a decrease of 3.7%year -on -year; in May, it decreased by 0.3%, a year -on -year decrease of 4.3%. In terms of second -hand housing, March decreased by 0.7%month -on -month, a year -on -year decrease of 4.9%; April decreased by 1.6%, a year -on -year decrease of 6.2%; May in May increased slightly by 0.6%, a year -on -year decrease of 5.3%.

From the perspective of apartment area classification data, compared with April this year, the prices of newly -built commercial housing in 90㎡ and below in May of this year decreased by 0.2 % month -on -month and a year -on -year decrease of 5.2 %. %, A year -on -year decrease of 5.2 %; the price of new commercial housing above 144 square meters was the same as last month, a year -on -year decrease of 2.1 %. Second -hand housing prices have been curbed from the previous month. In May, the prices of second -hand houses in 90 square meters in Taiyuan in May increased by 0.9 % month -on -month and a year -on -year decrease of 7.0 %. The price of second -hand houses above 144 square meters rose 0.5 % month -on -month and decreased by 3.8 % year -on -year.

Yan Yuejin, research director of the Think Tank Center of the E -House Research Institute: According to the average calculation of simple arithmetic, the price index of new commercial housing in 70 cities nationwide in May fell 0.2%month -on -month, down 0.8%year -on -year. From an optimism, with the continuous easing of the house purchase policy, the situation of decadent house prices will be curbed. However, due to the continuous decline since the fourth quarter of 2021, it is necessary to really get out of the quagmire of the decline, at least about the fourth quarter of this year.

In May, there are three characteristics of the 70 -city housing price index data nationwide. First, pessimism and optimism are presented, and market participation subjects are different in signal significance behind house prices. But at least there are some positive signals in house prices, which need to be captured and valued. Second, some cities with relatively large declines, similar to third -tier cities, are expected to be further relaxed to activate reasonable housing consumption needs. Third, from the actual situation, the actions of the price reduction promotion of housing companies will continue to increase sales performance.
