Recently, the First Finance and Economics learned from the China Housing Price Network hosted by the China Real Estate Association. As of July 2022, among the 10 counties (including county -level cities) in the country with the highest domestic housing prices, 8 counties in the counties in counties were traded for all transactions. The price has exceeded 20,000 yuan. In the ninth place, house prices fell by 0.47%year -on -year, reaching 19967 yuan/square meter, and it may exceed 20,000 yuan at any time.

Seeing this data can be said to be reasonable and unexpected. Some county seats have developed rapidly due to geographical location or industrial advantages, and the housing prices in the county town naturally have risen.
The highest housing prices in the county are the highest in Lingshui County in Hainan, and the only county town in the country with an average house price exceeding 30,000 yuan, with housing prices as high as 33376 yuan/square meter. The high house prices in Lingshui County have completely benefited from being born in a good place. It itself is Linhai County, and it is only 70 kilometers from Sanya City. It can be reached an hour by car.
Although the house prices in Lingshui County are already expensive, it has decreased slightly compared with the same period last year.
Except for Lingshui County, the counties with more than 20,000 yuan/square meter in the remaining 7 house prices are Yiwu City, Yongkang City, Wenling City, Kunshan, Yueqing, Wanning, and Tongxiang City.
Among the above 7 cities, except for Kunshan and Wanning City, the remaining five housing prices exceeded 20,000 yuan in Zhejiang. This is also an indirect proof of the developed economy in Zhejiang. What is even more surprising is that 7 of the top 10 counties in the country are from Zhejiang.
Among the top 10 counties in housing prices, there are 6 rising house prices and 4 declines. Among them, the most violent is Yongkang City, a year -on -year increase of 15%. House prices in Kunshan and Deqing City have also increased more than 10%.
So the question is, can I still buy the house in the county?
This should be a topic that many people care about, because the current large developers have sank to the county to develop houses. Taking Country Garden as an example, from 2016-2020, within 5 years, Country Garden has sank to 1,334 counties or towns. On average, 267 county projects need to be developed every year.
It is worth noting that as of the end of 2021, there were a total of 1,866 counties (including county -level cities) in China. Assuming that Country Garden has only one project in each county, Country Garden's coverage in the country's county town is as high as 71.5%.
Since Country Garden has seen the opportunity of real estate in the county, can other real estate companies not see? Therefore, if there is no accident, at least two large real estate companies in your county are developing real estate.
Why do large real estate companies start to develop real estate in the county seat? Because they saw the trend of townships and people in the county to buy a house in the county.
Why do these people need to buy a house in the county?
There are two main reasons:
First, the need for marriage. Nowadays, most families in rural areas have houses, but no matter how good the houses are built in rural houses, they are better than having a house in the city.
It may be because of the improvement of the average education age. Many girls in the village will encounter their own objects at college, and they will no longer return to the village after graduation. This has also led to fewer and fewer marriage girls in the village.
After girls decreased, the difficulty of looking for the objects in the village is increasing. Many girls will ask before blind dates, at least there must be suites in the county, otherwise they will not even give a chance to blind.
In the face of severe reality, you have to buy a house in the county no matter how you do it. Even if you work abroad all year round, you still have to have this house in the county.
Second, school needs. With the development of urbanization, the teaching quality of rural and townships has collapsed as a whole. What's more, primary school or junior high school has been revoked, and you have to go to the county to study.
Some schools in some counties do not have any requirements for foreign students, but some schools will set thresholds for foreign students. If you just set up the threshold for school, you may bite your teeth to buy a house in the county seat. After all, Chinese parents will leave the best to their children.
When you finally buy a house in the county, you will find that your income in the county is not enough to support your family, and in the end, you can only go away. This is why the vacancy rate of some counties is relatively high. They must make money elsewhere in order to repay their mortgage.
On the whole, houses in the county seat are an opportunity for real estate companies, but for individuals, it may become the source of our debt. If we must buy a house or go to school, we can continue to buy. If you have not had to buy a house, my suggestion is to wait.
Because the houses in the county are flowing in with various developers, there may be situations that are overwhelming in the short term, and the motivation to continue to rise in house prices is not enough.
